AB-2024-07117 - Beaver Lake Provincial Recreation Area Office Exterior Building Envelope Refurbishment

PROJECT BACKGROUND: The Beaver Lake Office Building was constructed in 1978 and was originally used as a Forestry ranger station until the building was transferred over to the Parks Division for a staff office. The building has received minimal upgrades since it’s construction. The tin roof was recently replaced, and the insulation was topped up within the past 5-years. The windows and siding are original to the building. The building entrances are dark and uninviting, original windows are single pane (some are broken), and there is evidence of heat loss around the building perimeter, particularly in winter. In addition, there are sagging sections of sidewalk, leaking eaves troughs, and visible grading issues surrounding the building. PROJECT OBJECTIVE: The goal of this project is to prolong the lifespan of the Beaver Lake Office Building. SCOPE OF WORK: The Contractor shall: •Remove and replace the existing siding. •Install new insulation. •Remove, frame, and replace the existing windows. •Remove and replace the existing glass doors. •Install new overhang at back entrance. •Inspect and refurbish existing eaves troughs and downspouts. •Demolish the back patio (approx. 14.5’ x 6’). •Remove, replace and re-grade and repair the sidewalk at the front of the building (approx. 10’ in length by 6’ wide). •Obtain the necessary permits and approvals from the Lac La Biche County for the above upgrades. •Review attachment 7 of existing hazards to familiarize team with existing hazards and required protections through construction.
